We are some of the many (most) residents of Carriage Hill Apartments in Randallstown, MD who are having serious problems with the management. One caveat is that we moved in in May 2006 and we were away for the 4th of July weekend and were late in paying our rent. Despite it being the first time it had happened, they required us to pay by cashier's check and summonsed us to court. They dropped the charges when we brought the check a couple days after they sent this unpleasant reminder. If you don't want this to happen to you, you probably want to consider not renting from one of the Sawyer Properties. If you are an investor and want to have good relationships with a better clientelle, you might not want to invest in Sawyer Realty Holdings

Maintenance people or other personnel with your organization have on occasion entered our apartment without any apparent, to us, need to do so. As I hope you can understand, such unannounced entries could be embarrassing or worse. Where possible we would like to be notified at least 12 hours in advance of when they plan to enter. We recognize that this might not be possible in an emergency situation where personal injury or property damage risk is at hand. For example, despite my having sent the July 11 letter to Alison with this request, a maintenance man entered on July 20 and changed the spring on a closet door that we didn't request be done. Ironically, a neighbor has been waiting months for that same spring to be replaced in his apartment. Again on August 11, 2006 a maintenance man "adjusted bedroooms (sic) doors". We had no need for any adjustments and see no evidence that he did any such adjustments. July 11, 2006 NEVER

We have paid for two items with cashier checks, an application fee for my wife and July's rent, but we have not received receipts. We would like to receive receipts for them to document your receipt. July 11, 2006 NEVER
We have not yet received a signed copy of our “Tenant Apartment Acceptance/Security Deposit Inspection” form. May 2006 NEVER

On July 9, at 12:51 PM, and at other times, we entered through the gatehouse and no guard was on duty. Cars were passing through the gates unchallenged. We are paying for the security of guard service and we need it. July 11, 2006 NEVER
The carpet has the points of carpet nails coming up through it. This poses a danger to children and adults with bare feet. We learned of this situation when we put a new bottle of bleach on the carpet and the nails penetrated through the plastic, causing the bleach to stain the carpet. July 11, 2006 NEVER

Requested access to water heater because I've seen some leak and not get repaired. July 11, 2006 NEVER
Subsequently, we took Sawyer Realty to court on related matters and they had to pay $200 in damages. Despite their invitation for us to stay, we moved out in May 2007 to Pleaseant Hill Apartments. We are very happy there. Stay away from the criminals at Sawyer and pray for the people at Carriage Hill that have to deal with these convicts.
